Bank Statement Loans in Arizona
Self-employed in Arizona and your tax return understates what the business brings in? A bank statement loan documents your income from the deposits in your account, averaged over 12 or 24 months, with a 3-month option when a licensed tax professional prepares your P&L. We work files statewide, and Cornerstone underwrites in-house to the guidelines of 25+ bank statement investors, so your file is run against the program it fits before you apply.

How a bank statement loan works for an Arizona business owner
Arizona runs on small business: contractors building in the East Valley, agencies and consultants in Scottsdale and Tempe, real estate and hospitality operators in Sedona and Flagstaff, trades and service companies across Tucson. Most of those owners do what a good accountant tells them to do and deduct every legitimate expense. The result is a tax return that shows a fraction of what lands in the bank each month, and a conventional underwriter who can only use the number on the return.
A bank statement loan changes the document, not the borrower. Instead of tax returns and a 4506-C transcript, the lender totals the eligible deposits across your statement period, removes deposits that are not income, applies an expense factor to business accounts, and averages the result into monthly qualifying income. Your credit, assets and ability to repay are still verified. It is a documented loan with a different document.
Two things decide how your Arizona file lands. First, which deposits count: transfers between your own accounts, loan draws, refunds and gifts come out, and anything unusually large has to be sourced. Second, which account you use: business statements carry an expense factor to reflect operating costs, personal statements are treated differently, and a clean separation between the two makes underwriting faster.
Full mechanics, including the list of deposits underwriters leave out and a worked income calculation, are on the bank statement loan program page. You can also run your own numbers in the bank statement income calculator.
The 3-month option for Arizona primary residences
If you are buying or refinancing the home you live in and your tax professional can prepare a current profit-and-loss statement, you may not need a year of statements. The 3-month bank statement option pairs a P&L prepared by a licensed tax professional (a CPA, enrolled agent or licensed tax preparer) with your three most recent months of statements. The P&L establishes the income; the statements confirm that the deposits support it.
The P&L is required, not optional, and it has to agree with the statements. Where it does not, the file is reworked on the 12- or 24-month program rather than declined. Second homes and investment properties use the standard program.
How the 3-month bank statement + P&L program worksWhere in Arizona we lend
Statewide. Cornerstone First Mortgage, LLC holds Arizona Mortgage Broker License 0910407, and our team works Arizona files from the metros below and everywhere in between. A few property types carry extra review, noted in the requirements table further down.
- Phoenix metro
- Phoenix, Scottsdale, Mesa, Chandler, Gilbert, Tempe, Glendale, Peoria, Surprise, Goodyear, Queen Creek
- Tucson metro
- Tucson, Oro Valley, Marana, Vail, Sahuarita
- Northern Arizona
- Flagstaff, Prescott, Prescott Valley, Sedona, Cottonwood
- Western and southern Arizona
- Yuma, Lake Havasu City, Kingman, Bullhead City, Casa Grande, Sierra Vista
Condo and townhome communities are common across the Valley and in Tucson, and most are eligible. Where a building does not meet conventional warrantability rules, non-warrantable condo financing is reviewed case by case. Second homes in Flagstaff, Sedona and the high country use the 12- or 24-month program.
What an Arizona bank statement file needs
Requirements are set by the investor whose program your file fits, so treat this as the shape of the file rather than a guarantee. We confirm the specifics for your scenario before you gather documents.
| Income documentation | 12 or 24 months of consecutive personal or business bank statements, every page. A 3-month option exists when a profit-and-loss statement from a licensed tax professional carries the income (primary residences only). |
|---|---|
| Proof the business exists | A business license, CPA or tax-preparer letter, or similar evidence that ties the deposits to your work. |
| Self-employment history | Commonly two years; some investors accept less with compensating factors. We confirm the requirement for your file first. |
| Occupancy | Primary residences, second homes and investment properties on the 12- or 24-month program. The 3-month option is primary residence only. |
| Property types | Single-family homes, townhomes and condos, including many HOA communities. Non-warrantable condos and condotels are reviewed case by case. |
| Deposits that do not count | Transfers between your own accounts, loan proceeds, refunds and reversals, tax refunds, gifts, and one-time asset sales. Large deposits outside your normal pattern must be sourced. |
| Everything else | Credit is pulled, assets are verified for the down payment and reserves, and the lender makes an ability-to-repay determination before approving the loan. |
Bank statement loan vs. conventional loan
| Feature | Bank statement loan | Conventional loan |
|---|---|---|
| Income proof | Bank deposits averaged over the statement period | Two years of tax returns plus a 4506-C transcript |
| Write-offs | Business accounts get an expense factor; deductions do not erase deposits | Every deduction lowers the income the underwriter can count |
| Who it fits | Owners whose returns understate what the business brings in | Borrowers whose returns already show the income they need |
| Cost | Usually higher than conventional; priced by the file | Usually the lowest-cost option when you qualify |
| Lender | Underwritten in-house by Cornerstone to one of 25+ bank statement investor programs, after your file is run against that program’s guidelines up front | Any conventional lender |
If your tax returns already show the income you need, a conventional or FHA loan will usually cost less, and we will tell you so.
Arizona bank statement loan questions
- Do you offer bank statement loans everywhere in Arizona?
- Yes. Cornerstone First Mortgage, LLC holds Arizona Mortgage Broker License 0910407, and we work files across the state, from the Phoenix and Tucson metros to Flagstaff, Prescott, Yuma and Lake Havasu City. Program availability can still vary by property type and scenario, so we confirm the lender for your file before you apply.
- Can I use personal bank statements for an Arizona bank statement loan?
- Yes. Personal and business statements are both eligible on the 12- and 24-month programs. Business accounts receive an expense factor to reflect operating costs; personal accounts are treated differently. Mixing the two makes the file harder, so keep business deposits in a business account where you can.
- Is there a shorter option than 12 months of statements?
- Yes, on a primary residence. The 3-month bank statement option pairs your three most recent statements with a profit-and-loss statement prepared by a licensed tax professional (a CPA, enrolled agent or licensed tax preparer). The P&L carries the income; the statements confirm the deposits support it.
- Do Arizona condos qualify for a bank statement loan?
- Many do. Condos and townhomes in HOA communities are eligible property types on the bank statement programs. If the building does not meet conventional warrantability rules, for example because of investor concentration or litigation, non-warrantable condo financing is reviewed case by case; ask us before you write the offer.
- Can I buy a second home in Flagstaff or Sedona with a bank statement loan?
- Yes, on the 12- or 24-month program, which covers second homes and investment properties. The 3-month option is for primary residences only.
- Who is my loan officer for an Arizona file?
- Arizona files are originated by Tanner Cook (NMLS #2090424), licensed in Arizona, with Zac Cook (NMLS #2111496) on the team. Both work the file with you from the first call to closing, and Cornerstone underwrites it in-house to the investor program it fits.
