3-Month Bank Statement Loans (with a P&L)
Three months of bank statements plus a P&L from your tax professional — a shorter path to documenting self-employed income.
Short answer
A 3-month bank statement loan is a non-QM mortgage for self-employed borrowers that documents income with three months of bank statements plus a profit-and-loss statement prepared by a licensed tax professional, instead of tax returns or 12 to 24 months of statements. The P&L establishes the business’s income and the statements confirm the deposits support it. Primary residences only.

What is a 3-month bank statement loan?
A 3-month bank statement loan is a shorter-documentation version of a bank statement loan. Instead of averaging a year or two of deposits, the lender relies on a profit-and-loss statement for the business, prepared by a CPA, enrolled agent or other licensed tax preparer, and reviews your three most recent months of bank statements to confirm the deposits are consistent with that statement. It is still a fully underwritten loan: credit, assets and ability to repay are verified before approval.
Built for self-employed buyers and homeowners who want to document income without gathering a year or two of statements, and who can get a p&l from a licensed tax professional.
You're self-employed, your write-offs make your tax return look thin, and you'd rather not assemble a year or two of bank statements before anyone tells you where you stand. Your tax professional already knows the business and can produce a current profit-and-loss statement.
A 3-month bank statement loan pairs that P&L with your three most recent months of statements. The P&L documents the income; the statements show the deposits backing it up. No tax returns and no 4506-C transcript. It is built for primary residences, and it is the shortest statement period among the programs we offer.

How is income calculated on a 3-month bank statement loan?
Qualifying income comes from the profit-and-loss statement, adjusted for your ownership share. The three months of statements are reviewed to confirm that deposits reasonably support the revenue on the P&L; if they do not, the file is reworked on a 12- or 24-month program.
The P&L carries the income
Your licensed tax professional prepares a profit-and-loss statement for the business covering the period the investor specifies, commonly the current year to date or the trailing twelve months. The underwriter takes the net income on that statement, adjusts it for your ownership share, and uses the result as your qualifying income. Because expenses are already itemized, no separate expense factor is usually layered on top.
The three months of statements confirm it
The lender reviews your three most recent consecutive statements to see that the deposits reasonably support the revenue on the P&L. Transfers between your own accounts, loan proceeds and other non-income deposits are set aside, just as on a longer bank statement loan. If deposits are consistent with the P&L, the file proceeds on the shorter documentation. If they are not, we rework it on the 12- or 24-month program.
What you bring
The P&L from your tax professional with the preparer’s name and license, three months of statements with every page, proof the business exists, and standard asset verification for the down payment and reserves. Credit is pulled and an ability-to-repay determination is made. Because the statement period is short, this is often the quickest self-employed file to assemble when a tax professional is already in the picture.
3-month bank statement loan vs. conventional: which fits you?
A 3-month bank statement loan trades a longer deposit history for a tax professional’s statement. Here is how it compares with a conventional loan.

Compare with related programs
If you cannot get a P&L from a licensed tax professional, or you are buying a second home or investment property, the 12- or 24-month bank statement program is the standard path.
If your accountant already keeps full books and the investor accepts the P&L alone, a P&L-only loan skips the statement review.

What are the trade-offs of a 3-month bank statement loan?
- A 3-month bank statement loan is a non-QM loan, so it usually costs more than a conventional loan.
- The P&L is not optional: without a statement from a licensed tax professional, the file becomes a standard 12- or 24-month bank statement loan.
- The statements and the P&L have to tell the same story. Deposits well below the revenue on the P&L will stall the file.
- Primary residences only. Second homes and investment properties use the 12- or 24-month program instead.
When is a 3-month bank statement loan not a fit?
- You are buying a second home or an investment property. The standard bank statement program covers those.
- You do not have, and cannot get, a profit-and-loss statement from a licensed tax professional.
- Your most recent three months are unusually slow or irregular for your business. A 12- or 24-month average may present your income better.
- Your tax returns already show the income you need, in which case a conventional or FHA loan will usually cost less.
3-month bank statement loan FAQs
What is a 3-month bank statement loan?
A 3-month bank statement loan is a non-QM mortgage that documents self-employed income with your three most recent months of bank statements plus a profit-and-loss statement prepared by a licensed tax professional, instead of tax returns or 12 to 24 months of statements.
Does a 3-month bank statement loan require a P&L?
Yes. On a 3-month bank statement loan the P&L is required, and it must be prepared by a licensed tax professional such as a CPA, an enrolled agent or a licensed tax preparer. Without it, the file becomes a standard 12- or 24-month bank statement loan.
Can my bookkeeper or I prepare the P&L for a 3-month bank statement loan?
No. The P&L for a 3-month bank statement loan has to come from a licensed tax professional who is not the borrower. Investors specify which credentials they accept, so ask us before your preparer starts.
Is a 3-month bank statement loan available for a second home or rental?
No. The 3-month bank statement loan is offered on primary residences only. Second homes and investment properties use the 12- or 24-month bank statement program.
Why choose a 3-month bank statement loan over a 12- or 24-month one?
Speed and paperwork. A 3-month bank statement loan needs three statements instead of twelve or twenty-four, so the file comes together faster when a tax professional can produce the P&L. If your recent months are slow or irregular, a longer average may present your income better.
How is income calculated on a 3-month bank statement loan?
On a 3-month bank statement loan, qualifying income comes from the net income on the P&L, adjusted for your ownership share. The three months of statements are reviewed to confirm the deposits reasonably support that figure.
What if my statements do not match the P&L on a 3-month bank statement loan?
Then the 3-month bank statement loan is reworked rather than declined outright: we move the file to the 12- or 24-month program, where income is averaged from the deposits themselves.
Do I need tax returns for a 3-month bank statement loan?
No. A 3-month bank statement loan does not use tax returns or a 4506-C transcript. Credit, assets and ability to repay are still verified.
Which lender funds a 3-month bank statement loan?
Not every investor offers the three-month option. Cornerstone underwrites the 3-month bank statement loan in-house to an investor program that does, and runs your file against that program’s guidelines before you apply.
Guideline notes
October 2026 note: this option is offered on primary residences only. The profit-and-loss statement must come from a licensed tax professional (CPA, enrolled agent or licensed tax preparer), and the lender compares it with your three months of statements. Where the two do not line up, the file is reworked on the 12- or 24-month program rather than declined outright.
