On a bank statement loan, we document income from your deposits instead of tax returns. This tool gives a rough estimate of the monthly income a lender might count — a starting point, not an approval.

Programs typically average either 12 or 24 months of statements.
Business statements apply an expense factor — this estimate counts 50% of deposits as income, since a business has costs. Some programs use a lower factor when a CPA verifies your actual expense ratio.

Why your deposits don't all count
Lenders don't treat every dollar that lands in your account as income. On a business account, they assume part of your deposits goes to running the business, so they apply an expense factor — commonly 50% — and count the rest. When a CPA or tax preparer documents a lower expense ratio, a program may count more.
Personal statements are usually counted at 100%, because there are no business costs to net out. Either way, underwriting excludes deposits that aren't genuine income — transfers between your own accounts, one-time deposits, loan proceeds, and large unexplained deposits.
That's why the qualifying income a lender uses is almost always lower than your raw deposits. This calculator applies a simple factor to give you a ballpark; your actual numbers come from a full review of your statements.
